Project Description

For the 859D Tampines Walk Project, the clients are a family of four comprising a couple, a young child, and a helper. The home is a five-room BTO with an area of approximately 130 square metres. The renovation scope focused primarily on full carpentry works, excluding air-conditioning.

The overall renovation cost was approximately $98,000, which included carpentry feature walls, floor tiling, and four ceiling works. Items such as air-conditioning, wallpaper, electrical wiring, lighting, and loose furniture were excluded from the renovation scope. The clients wanted a clean and timeless home, and after discussion, they decided on a modern contemporary concept.

Design approach

The design focused on clean lines, functional carpentry, and a neutral palette to create a modern yet comfortable living environment. Full carpentry was planned throughout the home to enhance storage and visual cohesion while keeping the design practical for everyday family living.

Living Room:

The living room features a striking full-height carpentry TV feature wall finished in dark wood laminates, giving the space a bold and elegant presence. Integrated display shelving was incorporated to showcase personal items while maintaining visual balance.

Floor tiles were laid throughout the living area, providing durability and a clean, modern finish suitable for a family with a young child. Ceiling works further refined the space, subtly defining zones and enhancing the overall ambience.

 

Kitchen:

The kitchen follows the same modern contemporary language with full-height carpentry for maximum storage. Clean surfaces and concealed storage solutions ensure a neat and streamlined appearance.

The layout was planned to be practical for daily use while maintaining a visually cohesive flow with the rest of the home’s carpentry design.

Bedrooms:

The bedrooms were designed to be simple and functional. Built-in wardrobes were installed to optimize storage without overwhelming the space. The restrained use of materials and neutral tones creates a restful environment, perfectly suited for everyday living.

Bathrooms:

The bathrooms were designed with a clean and modern aesthetic, featuring dark-toned finishes that add depth and sophistication. Custom vanity carpentry provides ample storage while maintaining a sleek profile. Thoughtful lighting and clean-lined fittings complete the space, resulting in a bathroom that is both practical and visually refined.

The completed home reflects a modern contemporary aesthetic that balances style and practicality. Through cohesive carpentry detailing, clean lines, and thoughtful space planning, the five-room BTO was transformed into a comfortable and functional living environment for the family. Every design decision was made to support daily routines while maintaining a timeless look—resulting in a home that feels refined, welcoming, and well-suited for long-term living.
